Traditionally the spring has been the time of year that the housing market has picked up. This follows on from traditional Christmas slowdown that inevitably starts around mid November. We usually see activity pick up through January but when we hit February half term things really start to roll forward. This is the case this year. Across our group viewing levels have really increased over the past few weeks and sales across the our offices in the first half of February are very much around the level we saw in the pre pandemic years. What does this mean for the housing market in general? After some very strong years in 2020, 2021 and 2022 with the number of sales and house price growth, it seems obvious that this year may be different. A less frantic housing market can be a better one to sell and buy in as although it can be a slightly longer process selling there are generally more properties to choose from when you find a buyer and can proceed to an offer.
