Corporate Letting Agents Fees – Beware! With the strong possibility of more investor landlords leaving the Private Sector Rental market than entering, many letting agents, especially the National corporate chains, will look to squeeze landlords even harder in order to maintain income levels. Most agents already add a fee of anything between 10% - 20% on top of all repairs and maintenance and the majority of their landlords are unaware as this is buried in the small print. Some of these agents charge for absolutely everything other than the standard management, reading from one local corporate agents fees ‘menu’ they charge for all sorts of things that are core to providing a good service, such as lodging the deposit, tenancy extension and rent review, copies of rent statements, arranging re-decoration, service of notice, dealing with deposit disputes, charge should a landlord want to use their own tenancy agreement, additional fee for Right to Rent checks, tenancy agreement amendments at the start of the tenancy, amendments to the inventory to name but a few. We at Aldreds feel that these charges are un-necessary (and we do not charge for any of those items) and should be an integral part of an honest and transparent service to our clients. If you are choosing an agent or looking to move agents, take time to read the small print and chose an agent that views you as a valued client and not a ‘cash-cow’
