Fall throughs and cancelled sales are one of the worst things that we as estate agents have to deal with. They cause stress and anxiety to our customers and can shatter people dreams. At Aldreds we do everything we can to make sure your sale runs as smoothly as possible. We only recommend solicitors and conveyancers in this area who know the local market, types of properties and their customers. We also do strong due diligence on all sales before we go ahead. All buyers must provide ID and proof of cash or an agreement in principle for their mortgage before we go ahead with any sale. We also carry out vigorous checks in to the ongoing sales in the chain at offer stage. As the sale moves forward we monitor the process and talk to other estate agents and solicitors in the chain to make sure things are progressing well. Any issues we see developing can be managed swiftly. Communication is the key to getting a sale completed successfully. On the day you move we endeavour to help ease the stress as much as possible. Where possible we get keys in to our offices the night before so they are ready to hand over on completion the next day. We cannot release those keys until we get the call to say the sale has completed! Please don’t shoot the messenger!
The finance firm Henry Dannell have reported that the average house price in the East of England now stands at £332,216. A rise of £24,942 on the £307,274 at the start of 2021. Although house prices on the east coasts of Norfolk and Suffolk are often below the average seen across the country, there can be no doubt that we have seen prices spike last year. Bungalows on the coast and quality family houses on estates have seen substantial rises. Country properties have also seen a spike in value. The much predicted interest rate rise may not happen in December many commentators now believe. The Bank of England Monetary Policy Committee meet next week. It was previously thought that a pre Christmas rate rise may be on the cards in an attempt to cool inflation. Also with house prices at a record high many commentators feel a rate rise is necessary. However, rate rise speculation is often built in to fixed rates lenders offer so may not have an immediate impact. In the meantime Halifax report that house prices are up 8.2% on the year. Many banks and commentators are predicting house price growth of around 5-10% in 2022
