Market appears to have found a level.
We have noticed activity in the housing market become generally more consistent and normal over the last eight weeks. More mid and higher range properties are selling and interest in properties has picked up generally.
Price is still the key to creating the level of interest needed. There is now more competition than there has been over the past few years with viewers able to see numerous properties before making offers. Getting your property in the right price bracket is essential.
As the economy has become more predictable and as mortgage rates become less volatile buyer confidence has started to return. There are a lot of indicators that 2023 may be a year where the housing market recovers and regains some momentum.
HAPPY RETIREMENT STEVE!
After 41 year with Aldreds the absolute legend that is Steve Nuttall is retiring today.
For over 30 year Steve worked in or ran our sales office in Great Yarmouth. He saw the boom in the 80s, the end of double MIRAS (youngsters google it!), the recession of the early/mid 90s and the busy market of the new century.
Steve did first try to retire about 10 years ago but only lasted three months before he was back as Aldreds trouble shooter, valuing properties, carrying out viewings and using his wealth of experience. This role slowly morphed in to doing the boards which he has done expertly and diligently for nearly a decade.
All the best and a happy retirement Steve. We will miss you!

Today is Jennie's last day at work after and long and successful working life.
Jennie joined Aldreds in the summer of 2010 as administrator in our Gorleston office. A year or so later she moved over to Great Yarmouth office becoming Administration Manager and audio typing details for Great Yarmouth, Gorleston and Lowestoft offices whilst overseeing the smooth running of Great Yarmouth back office operations.
Jennie, we wish you and Gary (also ex of Aldreds) a very happy retirement. We will miss you!
Some good news for house buyers this week with fixed rate mortgages rates hitting a six-month low. Fixed mortgage deals have fallen for four months straight.
Coupled with the news from The Budget that inflation is expected to be less than 3% by the end of the year.
We have noticed house viewings numbers pick up through this month. Sales increased in February compared to January and we feel this trend will continue.
All indicators point towards a more normal housing market in 2023. With activity levels similar to what we saw in 2018 and 2019.
Competitively priced starter homes and terrace houses are especially in demand. Although the prices achieved on some larger properties has definitely fallen back since summer 2022 we have agreed more sales in March on properties over £300,000 than we did in January and February
Jennie Johnson long standing Administration Manager in our Great Yarmouth office has dropped the retirement bombshell today! She is going to stick with us until the end of March and then will be off to enjoy a long and happy retirement with Gary and her family. Traditionally the spring has been the time of year that the housing market has picked up. This follows on from traditional Christmas slowdown that inevitably starts around mid November. We usually see activity pick up through January but when we hit February half term things really start to roll forward.
This is the case this year. Across our group viewing levels have really increased over the past few weeks and sales across the our offices in the first half of February are very much around the level we saw in the pre pandemic years.
What does this mean for the housing market in general? After some very strong years in 2020, 2021 and 2022 with the number of sales and house price growth, it seems obvious that this year may be different. A less frantic housing market can be a better one to sell and buy in as although it can be a slightly longer process selling there are generally more properties to choose from when you find a buyer and can proceed to an offer.
